These options, depend on your specific financial situation and how far along you are in the foreclosure process. A great option is to contact us for free to go over a list of ways we can assist you. Below are some of the options we may be able to assist with:
Options for keeping your home
- Loan modification: A permanent change to the terms of your mortgage to make your monthly payments more affordable. Your lender might lower your interest rate, extend the loan term, or add missed payments to the loan balance.
- Forbearance: A temporary arrangement where your lender reduces or suspends your mortgage payments for a set period, typically several months. You will need to repay the paused amount later, often through a lump-sum payment, a repayment plan, or by adding it to the end of your loan.
- Repayment plan: An agreement to catch up on missed payments by adding a portion of the overdue amount to your regular monthly payments over a fixed period. This is an option if your financial troubles were temporary and you can now afford higher payments.
- Refinancing: Getting a new mortgage to pay off your existing loan, potentially with a lower interest rate or an extended term. This is usually an option only if your credit score is still relatively high and you have equity in your home.
- Filing for bankruptcy: In some cases, filing for Chapter 13 bankruptcy can temporarily halt foreclosure and create a court-ordered repayment plan to catch up on missed payments over three to five years. Chapter 7 bankruptcy can also temporarily delay foreclosure but will not stop it permanently.

- Cash-for-keys: An incentive program where your lender pays you cash to vacate the property by a certain date. This allows the lender to avoid the time and expense of a formal eviction and can help you cover relocation expenses.
- Sell your home: If you have equity, you can sell your home on the open market before the foreclosure is final. A traditional sale allows you to pay off the mortgage and keep any remaining proceeds, preserving your credit and financial standing.
